We invite all our clients for an informal consultation with Sharon, our Mortgage & Protection Specialist. Sharon’s happy to meet you in person, for a chat over the phone, or via video call – whatever’s easiest for you. There’s no obligation and no initial charge. It’s a relaxed discussion that allows us to get to know one another, and build a clear picture of your targets and ambitions.
Sharon will assess your mortgage feasibility and talk you through the application process, as well as our services and any associated fee.

Once we’ve understood your goals, it’s time for us to get to work.
We’ll research the latest mortgage deals, assess them in accordance with your specific requirements, and narrow down the appropriate lenders. Sharon will talk you through your potential deals and repayment methods, and present her recommendations to help you move things forward.
Our approach to contractor mortgages is a completely collaborative one.

When you’re happy with what’s on offer, it’s time to get your contractor mortgage – or re-mortgage – application moving. This is where it gets exciting.
We can arrange your agreement in principle and seek a formal quotation from your chosen lender. This involves a ‘soft’ credit search and a ‘mini-application’. So, it helps that we know which lenders to approach as per your circumstances. If successful – and subject to underwriting – you’ll have a shiny new agreement in principle as evidence that you’re in a position to proceed!

Then, when you’re ready to move, we’ll take care of the formalities. Once your mortgage application is good to go, the lender will conduct their final checks. This could include things like surveys and valuations. They’ll then present you with a formal mortgage offer.
After your solicitor has completed their legal checks, and arranged the exchange of contracts and the formal completion, you’ll finally get your hands on the keys to that dream home or buy-to-let property!
