We’ll Listen, Understand & Advise
We invite all our clients for a free, informal chat with Sharon, our Mortgage & Protection Specialist. Sharon’s happy to meet you in person, by telephone, or via video link – it’s entirely up to you. There’s no obligation. It’s a relaxed discussion that allows us to build up a clear picture of your targets and ambitions.
The meeting is also a perfect opportunity for you to get to know us a little better – and vice versa. Sharon will talk you through the mortgage application process. She’ll also explain our services and any associated costs. So, to arrange a meeting for a time and location that works for you, contact us now.
Finding the Right Deal For You
It’s time to get to work. We’ll research all the latest mortgage deals, assess them in accordance with your specific requirements and narrow down the appropriate lenders. Sharon herself is a former underwriter. So, she has a unique understanding of the process as a whole. What’s more, her expertise and market relationships will save you the time and trouble of shopping around before applying for a mortgage.
As well as lenders, we’ll look at suitable insurance and protection options at this stage too. Then, we’ll talk you through potential deals and repayment methods before presenting our recommendations and agreeing the right way forward. At DFP, we like to take a collaborative approach when applying for a mortgage.
Sorting Your Agreement in Principle & Formal Mortgage Application
Once you’re happy with what’s on offer, it’s time to get your mortgage application moving. This is the exciting bit. We can swiftly arrange your agreement in principle and seek a formal quotation from your chosen lender. This involves a ‘soft’ credit search and a ‘mini-application’ to let us know whether your mortgage is likely to get approved. If successful – and subject to underwriting – you’ll have a shiny new agreement in principle as evidence that you’re in a position to proceed.
Then, when you’re ready to move, we’ll take care of the formalities for you. Providing your mortgage application is all good, which it should be after our robust research, the lender will conduct their remaining checks. This includes things like surveys and valuations. They’ll then issue a formal mortgage offer. Once your solicitor has completed the legal checks, arranged the exchange of contracts and the formal completion, you’ll finally get your hands on those keys (or re-mortgage funds)!
We want our relationship with you to continue long after you’ve moved in. We’ll be there for you as and when your initial deal expires, or if your circumstances should alter. What’s more, we’re here to offer holistic, independent financial advice, to help ensure your mortgage and protection plans meet your financial objectives.
Working in tandem with our Accountancy and Umbrella partners, Danbro Financial Planning can provide consolidated, comprehensive help for all your financial needs – under one roof. We don’t just want to help you apply for a mortgage, we want to help you get to where you want to be at a pace that suits you.

Researching 100+ Lenders
Finding the Best Deal
Taking Care of the Boring Stuff
The sums involved in buying or re-mortgaging any property can seem pretty daunting. Not to mention the time that gets swallowed up in the process. Lenders use many different ways to assess their qualifying criteria and client affordability. It can be a real labyrinth. Through our wealth of experience and lender relationships, we can work out which providers’ best suit your circumstances. We’ll help you get your agreement in principle and handle your paper work and financial transactions. It’s swift, straightforward, and stress-free.
Did you know? At the end of March 2020, the value of all outstanding residential mortgages in the UK was over £1,500bn. That’s nearly 4% higher than the previous year.
We’re with you every step of the way
One of the things we see a lot is people mistakenly assuming they’ll secure the lending they need from their bank due to being a longstanding customer. That alone is not enough to secure the borrowing you need. Whichever lender you choose, you’ll have to go through the same meetings, the same credit checks, and the same application process. But, what if your mortgage application, for whatever reason, should fall through? If the computer says no, where do you go? Well, you’ll have to go through the whole process again and apply for a mortgage with a different provider. And, once again, there’s no guarantee you’ll secure the funding you need with them either. With Danbro Financial Planning though, you’ve no need to worry. With us, there’s only one mortgage application process. So, you won’t have to start all over again with another bank.
Access to 100+ Lenders
As well as the timesaving advantages, our team will also carry out all the legwork for you. We’ll research around 100 lenders before selecting a provider and submitting your mortgage application. This lowers the risk of getting declined. And, in the event that your application’s turned down, we’ll find you another suitable lender quickly and efficiently. What’s more, out of the dozens of lenders we deal with, many are ‘off the grid’. They’re exclusive to brokers and advisors and are only accessible through organisations like ourselves.
